tomorrow is the day...nearly 7 months after to going into contract, I am closing on my new place downtown. anyone have any suggestions/comments/things I should be on the lookout for? this is the first time I have purchased (it's only a condo) and I have been told that things have gone relatively smoothly, comparitively speaking, from my friends who are home owners. My real estate agent (family friend), my lawyer (best friend) and my father have all reviewed the paperwork (mortgage agreement, HUD, etc.) and everyone agrees things look to be in order (and that I'm getting away with robbery at this interest rate). Any help would be greatly appreciated.

First of all: Congratulations!!!

If you're getting a rate under 7% you're doing well. Under 6% and its like stealing.

Just make sure You understand everything you sign tomorrow. Your support group appears to be a good one.

We'll all be expecting an invite for the house warming.

thanks man...there is a good chance I will be hosting the first-ever BP house warming party. that will be third after the family house warming party and the OSU rugby house warming. I overheard one of my seniors telling a group of people last weekend, "We're getting a condo downtown! We can walk home from Char Bar!"

thanks Taos...I got the HUD today which detailed all of the closing costs and exactly how much I need to bring to the closing (I actually get money back because my deposit to go into contract was more than the total closing costs). I certainly am going to go on a thorough walkthrough before signing, but everyone has told me to stay relaxed...if everything isn't in order, I simply don't sign.

First off, congratulations. I bought my first house last March, and it is a huge step. When all else fails, or if something bad pops up ($7000. for a whole new heating system) I just tell myself that it's a savings account that I live in.

If you haven't had a home inspection done, you may want to think about not signing yet. You can get estimates from electricians, plumbers, etc. and use them as bargaining tools. I sure wish that my nutsack of a realtor would have informed me of that...
