I Just Bought My First House!

Hello ??? In a 'formal' family decision, it was determined that any repairs we had in mind done had to be FINISHED in the same decade.. so beyond changing plugs and other equally challenging tasks, I call Igor... Igor can do anything... and he actually FINISHES things... Gives me a real bad rap... I have GREAT tools... lots of 'em.. and man are they clean and shiney...

maybe Iron can buy some of those tools from you. I did that early on but when I started the major projects I realized I had to finish them. My next project was to remodle our kitchen (new cabinets and ceramic tile counters) but we moved.

first house.. yeppir... I was Fred the Toolman... fixin' everything... diagnosed the problem as needing to replace the seal around the toilet... "that'll take me an hour".. pull the commode... reality hits.. whole floor underneath needs to be torn out and replaced... month later, trying to fit counters back... "damn, this fit here before"... couple of these doosies in the starter home...

second house... another perception vs reality experience... I'm sure I can refinish the basement in about a month or so.... nooooooooooooooooo... I don't have the right tool for this... I forgot to buy the widget needed to finish that... inspector says that's not to code... get it done by Christmas... OK.. get it done by Easter... damn, summer vac is coming...

with this house... "Hon, where's Igors phone number??

Thanks Guys. I'm moving from a house, that I'm renting. So I'm prepared for the heating bills. The house is less than 1000 sq. ft., and I'm a single guy, with enough shit of my own. So, I don't have to worry about a little lady filling my home with crap, at least not for awhile.

I'm really looking forward to moving in in a couple of weeks. I still have some minor fixes to do, but for the most part, the house is in great shape. I can take care of anything electrical(electrical engineer) or any minor fixes myself. It's a 25 year old house, and needs a new roof(got an allowance for that). I'm still contemplating whether to do that myself or not. I helped my Dad put a new roof when we added on to our house, as a kid. I also helped him re-roof the old section, but damn that's alot of work. I'll probably hire out this time.

The place has a small yard, that could use someone like me, to take care of it. Overall, it's a very nice house. I can't wait to get all of my National Championship stuff out of storage, and hang it in the room I have designated as my office. I also can't wait to have the peace and quiet of having no roommates.

IronBuck.. you're in like flint... 25 years ago heating bills were an issue so you should have very good insulation... how's the furnace? many utility companies offer some pretty good refunds for new furnaces right now?

Shoot, being an EE in that house... it should end up being the envy of Bill Gates... you should have that baby rigged up for every techy toy imaginable... this is your guinea pig house... do your experimentation on this one...
Couple cases of beer, couple of buddies, boom box... and bam.. roof's done... by the way, just saw a great ad .. Home Depot I think... fab deals on an entire system... portable compressor, nailer, stapler, paint sprayer, etc... time to buy some more big-kid toys... If you don't already have one, you have to buy one of those portable drill kits... bestest tool ever... they have the set ups now that every tool uses the same battery packs... soooo cool

Congrats on the new home man. My wife and I just bought one in June and have been fixing it up since then. It was hard work but worth every minute.


I was like another poster always saying to myself, "You mean I own this tree and can cut it down if I want? Sweet!"

By the way, have fun buying the accessories. I just spent $1000 on a riding mower last week. I'll tell you what though, it was worth every cent to be able to mow the yard while sucking down about 4 beers in the process.

Again, congrats man.

When i bought my home (1st) about a year ago, i called my father and said "dad, im a home owner...." his reply was "no...you are just renting it from the bank...you will be a home owner in 30 years!" kinda true, but its so nice to be able to nock a hole in the wall for shits and grins (then the wife makes this face :pissed: ) and i have to fix it...

we just bought our first house about 6 months ago. it was quite the ordeal. luckily for us, the guy selling the house was a goofus, and his real estate agent was a ditz. They were asking way too much, and as a result the house was on the market for 6 months. they dropped the price way down, and we made a strong offer knowing that he was eager to sell. Since we did so, we haggled the hell out of him so he ended up paying all closing costs, and giving us a carpet allowance etc... so he got his reduced asking price, although still a bit high, and we managed to save 3K in closing costs, and got 2K for carpeting, so we talked him out of 5K, and he didnt even realize it.

it's a great feeling to have the house, then you look at your mortgage book and pretty much kiss a paycheck goodbye.

You should be very happy to finally be 'in the market'. I bought my first home about 3.5 yrs. ago for $107k and after a kitchen renovation, bathroom renovation and front yard landscaping, among orther misc. projects, we turned around and sold it in May for $176k. :biggrin:

We 'traded up' for an older home closer to downtown (very near my wife's work). Once you've got a place and begin building that equity, looking for the second can be fun.

Good luck, and my one peice of advise - KNOW WHERE THE MAIN WATER SHUT-OFF VALVE IS. Can be a life-saver if you decide to tinker with the plumbing :wink:

lol. also, if you have a house alarm that isnt wired into a monitoring service, and your backup battery goes dead, the alarm will start beeping continually. If you try to be slick and just disconnect it, make sure you dont use a metal screwdriver to pull the wires from the transformer, it makes the alarm go off like a doomsday siren.

with regards to plumbing, dont do what my predecessors did and use a styrofoam ring to seal the toilet. It will do nothing but cause a leak and rot the wood, creating one major project, and continual vulgarities.

When we bought our first home we had the seller pay for all closing costs, and asked for a couple of small things to be replaced...

Well as it turned out one of the small things (replace the caps to the water heater) turned into a big thing... to make a long story short, the guy said he would replace the caps (only $10-$15 each) on the water heater. When they did it, they realized the caps were welded onto the water heater, so they have to cut them off... in so doing the ruined the water heater, and had to buy us a brand new one (that was actually nicer than the old one... because it was 10-15 years newer... and because they didn't make the old one so he had to buy us one, that was a level up from the older model :biggrin: )...

hate to be serious for a minute... but in Jersey, you'll pay $400K for a trash heap... in many towns, you'll pay $600K for something you'd consider living in.. and seven figures for something you'd actually LIKE !!!

average time on the market in my township... 1.5 days... VERY common for selling price to exceed asking price... In the heart of Princeton, avg time on the market is 0 days... real estate agents have an inventory of buyers, they spend all their time looking for sellers... they knock on your door asking if you want to sell...

In Akron, I complained of being in a traffic jam if I was the 6th car at a light.. here, if I can get thru on the 6th light I'm happy... go figure...

OK.. back to the funny stuff.. roll on

I bought-or shook hands on the deal-my house less than 24 hours after it was officially put on the market. I stopped by on my way home from work, and knew after seeing the basement that I wanted the house. I asked the wife of the owner how much they wanted and she she didn't know-but quoted me a price about $3,000 less than what the official asking price actually turned out to be. When I called the owner back that night to come back the next day he gave me the price they had agreed upon, and then asked if the wife had told me anything different. Since I wanted the house, I figured it better not to start a huge fight between him and the wife, so I lied and said no.
